オーナーが賃貸用に購入した小さな３LDKのマンションのリフォームである。こういう投資案件は出来るだけ予算を抑えつつ最大の効果を生み出す必要があり、そのあまりの予算の無さに設計者としては非常にハードルが高い仕事となる。その為、空間、使用素材に強弱を付けることが重要なファクターとなるのだが、この場合LDK空間に注力し、キッチンを中心とした空間とする為に、元々あった和室とDKの間の壁を無くし、畳敷きのLDK空間とした。つまり間取り的には3DKから2LDKへのコンバートである。更にDK側の壁面は一面を本棚兼飾り棚として、空間全体のアクセントとしている。

This is a renovation of a small 3 bedroom condominium purchased by the owner for rental purposes. Such investment projects need to generate the maximum effect while keeping the budget as low as possible, which poses a significant challenge for the designer. Therefore, it becomes crucial to add emphasis and variation of the space and materials used. In this case, the focus was on the small living(L), dining(D) and kitchen(K) space, creating a space centered around the kitchen by removing the wall between the existing tatami room and the DK space, resulting in a tatami-floored living area. So, it’s basically a conversion from a 3 bedroom + DK layout to a 2 bedroom + LDK layout. Additionally, one wall on the dining kitchen side has been made into a bookshelf and display shelf, serving as an accent for the entire space.
